The building rises 50 storeys and 650 feet on a stepped podium, arranged so that hospitality, serviced residences and private ownership occupy distinct vertical bands: 50 hotel suites on levels 8 to 10, 120 resort residences on levels 11 to 23, and 100 private condominium residences on levels 24 to 46, with penthouses on levels 47 to 49 and a private helipad at level 50. The podium is wrapped in a precision-crafted metal lattice derived from the geometry of the palm frond, and orientation was set to carry daylight through the residences and across the amenity decks below. Studio Urquiola's interiors work in warm, tactile materials and layered texture rather than gloss, treating each residence as an environment to be inhabited slowly.
The site sits at the meeting point of four separate Miami districts. The Miami Design District is a five-minute walk; Wynwood is six minutes by bicycle; Midtown is a three-minute drive; and the Julia Tuttle Causeway carries directly across Biscayne Bay to Miami Beach. The Pérez Art Museum Miami and the Adrienne Arsht Center for the Performing Arts are both within a ten-minute drive. These are not amenities attached to the building - they are established institutions whose presence fixes the value of this stretch of Biscayne Boulevard independently of any single development.

Living Experience
The experience here is one of decompression - the deliberate removal of the city before you reach your own front door. Materials are chosen for how they age and how they feel under the hand - stone, timber, woven texture, deep terraces that extend the plan outdoors rather than framing a view from behind glass. First, brand scarcity. Anantara operates roughly 60 hotels and resorts across 24 countries and has done so for 25 years, but has never before placed a residential product in the United States. A first entry cannot be repeated; whatever follows in the US will be a second building, and Miami's other branded towers already carry European hospitality names rather than a Southeast Asian one.
Second, the wellness infrastructure is clinical rather than cosmetic. Most Miami towers describe a spa. This building dedicates an entire 30,000 square foot floor to diagnostics, longevity protocols, hyperbaric and cryotherapy, IV therapy and traditional Thai medicine, staffed and programmed by the operator. That is a capital and operational commitment that cannot be retrofitted into a completed building.
Third, land constraint. Two contiguous acres on Biscayne Boulevard, with direct bay frontage across the boulevard and causeway access to Miami Beach, is not an assemblage that appears repeatedly in Edgewater. Adjacent parcels are already built or held.
Fourth, architectural authorship. KPF's residential work in the United States is limited relative to its commercial portfolio, and Studio Urquiola has completed very few residential towers anywhere. The pairing is specific to this project.
Fifth, district permanence. The Miami Design District, Wynwood and the Arsht Center are the product of two decades of private and institutional capital that is already spent and already operating. The neighbourhood's cultural weight is not a forecast.

On the supply side, the immediate stretch of Biscayne Boulevard between the Design District and the causeway has limited remaining developable land at this scale, and assembling two contiguous acres with this level of frontage would require multiple owners to sell simultaneously. On the demand side, Miami continues to draw international and domestic relocation buyers, and Florida's absence of state income tax remains a structural pull rather than a cyclical one. Developer Credibility
One Thousand Group is the Miami partnership of Louis Birdman, Michael Konig and Kevin Venger. The group has delivered more than 10 million square feet and over $8 billion in completed projects, including One Thousand Museum - the first and last residential tower designed by Dame Zaha Hadid - as well as Four Seasons Residences Brickell, Regalia, Paramount on the Bay and Ten Museum Park, with Villa Miami currently under construction. Their pattern is consistent: commission an architect of international standing, build on a constrained waterfront site, and accept a longer development timeline for it. The condominium itself is being developed by Tower 36 Owner, LLC.
The Anantara relationship is operational rather than licensed. Minor Hotels runs the hotel component, staffs and programmes the Vitality & Longevity Center, provides the residential services, and manages the optional rental programme - meaning the brand's service standards are delivered by its own employees on site, not contracted out under a name-use agreement. The partnership is integrated from design through daily operations rather than applied at the marketing stage.
