Five million dollars buys two very different lives in 2026. In Miami, it is the entry ticket to a branded tower on the bay. In Marbella, it is a whole detached villa with a pool, a plot of land, and change left over.
We compared the two markets using what is actually listed on Brightwill Luxury today, not averages or index data. Prices below are the asking prices on our listings as of late October 2026. Marbella prices are in euros; at roughly 1.11 dollars to the euro, $5M is about €4.5M.
The short version: Miami sells scarcity and service, Marbella sells land and privacy. The right answer depends on what you want the money to do.
Miami: $5M is the entry price to the best buildings
In Miami, $5M does not buy the biggest home. It buys the right address. The top branded towers on our marketplace start at or just below this number, and what you get for it is a two-bedroom, or a compact three-bedroom, with hotel-grade service built in.
The Mandarin Oriental Residences, Miami start at exactly $5,000,000. That buys a two-bedroom on Brickell Key, a gated island at the edge of Brickell, in one of two towers by Kohn Pedersen Fox on the last available parcel there. Residences run from 1,591 to 5,695 sq ft, with delivery in 2028. At $5M you are at the bottom of the range, in a building where the top floors cost several times more.

The Perigon in Mid-Beach starts at $4,530,000. This is the oceanfront option: 73 residences in a building by OMA, on one of the widest stretches of sand on Collins Avenue. Entry gets you a two-bedroom from 2,100 sq ft with direct beach access, delivered in 2028. Low density is the point here, and $5M is enough to get in.

Bentley Residences in Sunny Isles Beach sit just above the line, from $5,800,000. The starting residence is a three-bedroom from 3,500 sq ft with a private terrace pool and an in-residence sky garage for three or four cars. Delivery is 2027.

If you want more space inside the budget, step one tier down. The Residences at 1428 Brickell start at $3,900,000 for 1,800 to 4,000 sq ft in a 70-storey, residents-only tower by Antonio Citterio and Arquitectonica. Kempinski Residences at the Design District start at $3,700,000 for 2,100 to 3,100 sq ft, delivered in 2029. At $5M in either building you move from the entry unit to a larger bay-facing three-bedroom.

What $5M does not buy in Miami: a finished waterfront home on a private island. Vita at Grove Isle starts at $8,400,000 and St. Regis Residences at $7,160,000.

The case for Miami is structural. Florida has no state income tax and no state estate tax, and dollar-denominated assets attract buyers hedging Latin American and European currencies. You pay for that with size: the same $5M buys roughly a third of the floor area it would in Marbella, and no land at all.
Marbella: $5M buys a whole villa, with land, today
Marbella is the only one of the two where $5M buys a detached house on its own plot. At about €4.5M, the budget clears every finished villa currently listed on our marketplace, most of them with money to spare.
Villa Bluemarine in La Mairena is listed at €3,850,000, about $4.3M. That buys six bedrooms across 600 m² (around 6,460 sq ft) on a 1,517 m² plot, fully rebuilt in 2025 with sea and mountain views over a UNESCO biosphere reserve. It is move-in ready. The same money in Miami buys an unbuilt two-bedroom.

Buganville Villa sits at €3,650,000, about $4.05M, for four bedrooms over 587 m² with a private elevator, infinity pool and a 2,990 m² plot of protected cork oak woodland at 400 metres above the coast.

Villa Gemini in Nueva Andalucía is €3,495,000, about $3.9M. It is smaller, 300 m² and four bedrooms on an 814 m² plot, but it is in Golf Valley, a short drive from Puerto Banús, and was fully renovated in 2025.

For beachfront, Sierra Blanca by the Sea on Estepona's New Golden Mile starts at €2,950,000, about $3.3M, for frontline residences in a gated 48-home estate on Playa del Ángel. Beachfront land at this scale is no longer available on the Costa del Sol, which is the argument for it.

What $5M does not buy in Marbella: the branded hillside villas and the trophy estates. Tierra Viva, Lamborghini Villas in Benahavís start at €8,400,000, and Villa Nature is listed at €24,000,000.

The case for Marbella is scarcity and privacy. The Golden Mile and Sierra Blanca are built out, Andalusian coastal rules make new prime supply almost impossible, and the market moves on referral. Two things to budget for: resale transfer tax of around 7% in Andalusia (10% VAT plus stamp duty on new builds), and the fact that Spain closed its property Golden Visa in April 2025. You buy Marbella for the life, not the passport.

The trade-offs are plain. Miami charges the most per square foot and makes you wait, but it is a liquid dollar market with a tax code built for relocating wealth. Marbella gives you land and a finished house, in euros, with higher transaction costs and no residency attached to the purchase.
Which one is yours
Buy Miami if the address matters more than the floor plan, and you want a US dollar asset with hotel service and no state income tax. Expect to wait until 2028 for the keys.
Buy Marbella if you want a house you can walk into this month, with a garden, a pool and a view, in a market that cannot build more of what you are buying.
