At group level the move went further: Aman Group created a second brand, Janu, in 2020, built around wellness rather than seclusion, and its first Tokyo hotel carries a 4,000 m² wellness centre, among the largest of any luxury hotel in the city (Aman). What that buys is a hotel group's wellness infrastructure attached to a residence, not a resident clinic, which is the line this category turns on. Savills puts the branded premium at Aman's Amanzoe in Greece at roughly 40%, the order of premium a credible operator commands (Savills).

What does Six Senses actually build into the building?

Wellness is designed into the architecture, and the operator is a hospitality group. Six Senses Residences Dubai Marina places 251 residences in a 122-storey tower targeting LEED Silver certification, with biophilic principles and feng shui woven through and Sleep With Six Senses bedrooms as standard, developed by Select Group with handover scheduled for 2029, moved out from the mid-2028 date given at launch (Select Group; New Atlas, 2024). Amenities span dedicated wellness levels, and a longevity centre is planned. At the top of the tower sit four- and five-bedroom duplex and triplex Sky Mansions of 8,997 to 14,102 sq ft, which is a unit typology inside this building rather than a separate project (Select Group). The Palm Dubai adds 172 residences at handover (Zawya, 2026), and Six Senses Residences Comporta in Portugal brings 58 more, two- to five-bedroom villas and apartments on a 400-hectare estate developed by VIC Properties, from €2.76M, with the resort due to open in 2028 (Six Senses; IHG, 2025; Globetrender, 2026).

Six Senses also reaches the Red Sea. Six Senses AMAALA opened in July 2026 with 100 suites and villas and 25 branded residences, and its spa carries a dedicated Longevity Center (IHG, 2026). That puts three of the four brands in this article, Six Senses, Clinique La Prairie, and Equinox, on one Saudi destination developed by Red Sea Global, the Public Investment Fund company behind AMAALA.

Because Six Senses is a hotel brand first, it also sits inside the hospitality category. The line worth flagging for buyers is that this is wellness-led hospitality, sleep science and building design, rather than a resident medical clinic. What makes Clinique La Prairie a clinic, not a spa brand?

A century-old medical institution, offered as an address. Clinique La Prairie has practised Swiss longevity medicine since 1931, and its residences at AMAALA on Saudi Arabia's Red Sea are the first homes the clinic has ever sold, 13 in total, each with direct access to its Health Resort and physician-led programme (Clinique La Prairie). The resort is organised around medical care, nutrition, movement, and wellbeing, with a diagnostics and radiology capability on the medical side. Pricing for the 13 homes has not been publicly disclosed, and the widely quoted £81M AMAALA villa figure refers to a separate Rosewood flagship villa at the destination, not the Clinique La Prairie residences.

AMAALA is a cluster rather than a single project, which matters for anyone reading the address as scarcity. Red Sea Global counts 140+ branded homes across the masterplan, and the Public Investment Fund lists them brand by brand: 13 at Clinique La Prairie, 25 at Six Senses, 24 at Jayasom, 26 at Rosewood, 26 at Four Seasons, 20 at Nammos, and 21 at the Equinox resort (Red Sea Global; PIF). Treat those as a masterplan pipeline rather than a finished count, since the developer and the fund publish different totals by phase.

The brand is extending the model, though not everywhere as residences. One&Only Hudson Valley is set to open the first US Clinique La Prairie longevity hub in 2028, a hub at a One&Only resort with private homes rather than confirmed CLP-branded residences, and a separate non-residential longevity hub operates at One&Only One Za'abeel in Dubai. For the buyer already spending on longevity medicine, AMAALA is the address that embeds the clinic in the home.

Is SHA a residence, or a clinic you can live in?

A home planned around a longevity clinic's protocols, not a residence with a spa attached. SHA Wellness runs its original clinic in Alicante, Spain, and a second at Costa Mujeres in Mexico, opened in 2025, while its SHA Residences at Al Jurf in the UAE place 86 villas and 49 apartments plus two penthouses on a healthy-living island designed around the clinic's protocols (IMKAN). Al Jurf is SHA's only residential project, a planned development with handover targeted at around 2026, so the resident clinical operation there is designed rather than yet running on site.

SHA and Clinique La Prairie are the two on this list built around a resident physician-led or integrative clinic rather than programming. That is the distinction a buyer is paying the premium for.

What is Equinox selling, and is it clinical?

Athletic performance as identity, not a medical operation. Equinox made its first residential move at 35 Hudson Yards in New York, 143 residences launched in 2019, a residential and hotel tower anchored by a 60,000-square-foot Equinox club billed as the largest the brand has built (Related, 2019), with resident membership and personal training the core of the offer. That building reads as residences with Equinox amenities rather than a purpose-built branded residence, so treat it as an amenity precedent, not a template. A Miami project is reported at an early stage, and the brand has no Dubai residential presence. Outside the US it reaches Saudi Arabia, where the Public Investment Fund lists 21 branded residences at the Equinox resort at AMAALA (PIF), a resort address rather than a standalone Equinox building.

Equinox is the fitness-first entry in this set, a branded gym at the highest standard rather than a clinic. For an active, performance-oriented buyer that is the point, and it is a different purchase from a physician-led longevity residence. Where wellness starts to overlap with other categories is culinary: Nobu's 619 Brickell in Miami adds a reported $25M longevity spa with cryotherapy, hyperbaric, and IV therapy, which is covered alongside the culinary names and their resident-only table.

The wellness cluster is a Gulf and Red Sea story first, with a US foothold and, so far, nothing in Marbella. Dubai and the wider UAE carry Six Senses and SHA, plus the non-residential Clinique La Prairie hub. Saudi Arabia has Clinique La Prairie's flagship at AMAALA, alongside the already open Six Senses AMAALA and 21 residences at the Equinox resort on the same destination. Miami holds a reported early-stage Equinox project and Nobu's longevity spa on the culinary side. Marbella has no clinical-wellness residence today, only a Six Senses spa concession at Puente Romano, which is a genuine gap in the market rather than a listing.
